Welcome To Redondo Beach

Located in the South Bay region of the Greater Los Angeles Area. Redondo Beach is a coastal city in Los Angeles with a population of 67,700. It is also the largest of the beach cities which include the adjacent beach cities (Hermosa Beach and Manhattan Beach) along the southern portion of the Santa Monica Bay. 

Living in Redondo Beach offers residents an urban-suburban feeling and many of the residents own their homes. It is not only known to be home to King Harbor and Redondo Beach Pier, but it is also where a lot of happenings, happen. With a number of bars, restaurants, coffee shops, and parks that many residents and young professionals may enjoy, education is still at the top priority as the public schools in Redondo Beach are also highly rated.  

Redondo Beach is split up into two ZIP Codes – North Redondo Beach and South Redondo Beach. The main difference between these two areas is their neighborhood topography. While North Redondo is relatively flat, South Redondo sits on an incline, which provides hillside beach views in some areas and is closer to the Pacific Ocean.

NORTH REDONDO

Was zoned for multiple homes on large parcels to accommodate the growing population. “Two-on-a-lot” and “three-on-a-lot” style homes. Within North Redondo, there are a few pocket neighborhoods which include the Golden Hills, Villas (North & South), and El Nido.

SOUTH REDONDO

NORTH REDONDO

The Golden Hills

 The Golden Hills is a desired location within North Redondo because it borders Hermosa Beach, Manhattan Beach, and South Redondo. The majority of the homes in the Golden Hills are referred to as “tall and skinnies” and are typically a reversed floor plan with the bedrooms on the ground floor and the living space on the second or third floo

The Villas North:

The Villas North are full of “two-on-a-lot” and “three-on-a-lot” detached and attached town homes. The parcels are often configured with a shared driveway.  The TRW Tract is a part of Villas North. The TRW tract is made up of smaller single-family homes on large lots and tree-lined streets. The neighborhood was developed for post war engineers that worked at TRW which is now Northrup-Grumman.

The Villas South

The Villas South are also full of “two-on-a-lot” and “three-on-a-lot” detached and attached town homes. The parcels are often configured with a shared driveway. This triangular patch of homes is a great location for commuters with easy access to convenient routes and freeways. 

El Nido

El Nido is a small area with mainly three bedrooms/two bathrooms homes on larger lots and some newer construction town homes.  The tree-lined streets give it a traditional neighborhood vibe. 

SOUTH REDONDO

South Redondo

South Redondo Beach is much more in-line with the perception of “beach living,” than North Redondo. Single family homes are more common in South Redondo and so are properties with ocean views. The King Harbor is located in South Redondo.  Within South Redondo you have the following areas: The Esplanade, The Avenues, and Hollywood Riviera.

The Esplanade

The Esplanade is Redondo Beach’s version of “The Strand” that runs along the sand in both Manhattan and Hermosa Beach.  There are a lot of condos and townhomes and many of the units on the east side of the street have breathtaking unblocked ocean views. The Esplanade is West of Pacific Coast Highway (PCH). 

The Avenues

The Avenues refers to streets A through I in South Redondo. This area is full of single family homes with a smaller number of duplexes. The Lower Avenues are known for flat streets and proximity to the beach, shops and restaurants.  The homes in the Upper Avenues are also popular due to proximity and it is not uncommon to find a home with an ocean view. 

The Hollywood Riviera

The Hollywood Riviera is unique because it is served by the Redondo Beach Post Office but it is located in the city of Torrance and is part of the Torrance School System.  Many of the Upper Riviera homes have spectacular ocean views. There are some homes with views in the Lower Riviera but what residents love about living here is the proximity to beach and the Riviera Village which has great shopping, dining, and places to get pampered.
